GENERAL TENANT INFORMATION

Important things to remember:

    • The rent is due on the 1st of each month.

    • Rent payment must be made directly using Appfolio. Rent payment will not be accepted at the Art District Real Estate Office.  

    • There will be an annual rent raises on January 1st of each year as spelled out in your lease.

    • Tenants are required to obtain liability insurance. (This is different from renters insurance)

    • All billing questions/issues should be texted to (229) 595 - 9922 or emailed to help@artdistrict.com

    • All maintenance issues should be reported to the property management company via the appfolio app.

    • All events must be approved by ADRE management.

  • Tenants are required to provide management with access to their units. If locks have been changed, the office must be given a copy of the new key. If a combination lock or key pad has been added, the office must be given the code.

RESTRICTIONS ON UsE

    • Under no circumstances shall the unit be used as a residence. Doing so is a violation of the lease agreement and cause for immediate eviction.

    • Open flames are prohibited in the unit and on the property. This includes burn barrels, tiki torches, or cooking grills.

    • Smoking is not permitted in any of the units.

    • Quiet Enjoyment: All our tenants have a right to a peaceful and quiet use of the premises. There should be no activity conducted on the property or in a tenant’s unit that unreasonably disturbs other tenants, their guests, or constitutes a breach of the peace. 

Maintenance and repairs

    • All maintenance issues should be reported to the property management company via the Appfolio app so that a work order can be initiated. 

    • Under no circumstances should a tenant contact ADRE maintenance staff directly. 

    • Depending on what is requested, repair work may be billed back to the tenant. If in doubt, please ask your property manager before work is started.

    • A/C window units: Tenants are responsible for all window units.


SIGNAGE STANDARDS & POLICIES

    • FREE-STANDING YARD SIGNS - It is OK to have one of these signs in front of your unit but, since Railroad Square is home to over 80 businesses, individual business signs posted around the entire square are not allowed. Imagine if everyone did that?  

    • SANDWICH BOARD SIGNS - It is ENCOURAGED to have one of these in front of your unit which you put outside only when you are open to the public and bring back inside when you are closed

    • TENANT SIGNAGE DECALS FOR ADDRESS SIGN - Our suggested solution for decals and signage is Altrua Global Solutions (ph # 1 800-443-6939) located at 3225 Hartsfield Rd, Tallahassee, FL 32303. Our primary contact there is: Kristy L. Fiallo <kfiallo@altrua.com>

    • EXTERIOR SIGNAGE ON UNIT - Generally you are allowed one exterior sign above your entrance door. We do not have any internal sign size limitations, although any exceeding 2ft high by 4ft wide should be approved prior to install.

    • EXTERIOR PAINTING / MURALS - Tenants are not allowed to paint the exterior of the buildings. On rare occasions we may collaborate with a tenant on an exterior mural for their space, but that is rare and must be fully approved by Art District Real Estate management prior to any painting.

FIRST FRIDAY INFORMATION AND POLICIES

  • When does it occur?

    • It is held on the first Friday of each month and is a year-round event.

    • The official event hours are 6:00 pm to 9:00 pm but the public is free to come before it starts or stay later.

  • Is there an entrance fee?

    • No, the event is free of charge.

  • What time do the roads close inside Railroad Square?

    • The roads are closed between 6:00 pm and 9:00 pm to vehicular traffic. Attendees are free to walk in at any time.

    • Tenants who cannot arrive before 6:00 pm, or have staff who will arrive after, must contact the ACERS Director at director@railroadsquare.org to have their name(s) placed on the “After 6:00” list. This list is given to the TPD Officers who man our entrances. People whose names are not listed will not be allowed to drive into the property and must park elsewhere and walk in.

  • Parking?

    • There is parking available on the property before 6:00 pm. There are also plenty of parking spaces along the bordering FAMU Way, within easy walking distance. Those with a handicap placard are always permitted to park on the property itself at any time. 

  • Can I set up a table or rent a booth to sell my merchandise?

    • Sorry, no. We do not allow vending of any kind outside of our buildings. Current tenants must restrict the sale of merchandise within their own shop/studio spaces. Additionally, outside vendors (non-tenants) are not permitted as this would be competitive with our tenants who often rely on First Friday sales to pay their rent. 

  • Is First Friday ever canceled and rescheduled?

    • First Friday is almost never canceled. In its 20+ year history, the event has only been canceled twice; once due to Hurricane Irma and the second time for 14 months due to the COVID pandemic. You can pretty much always count on First Friday occurring. 

LANDFILL (DUMPSTER) INFORMATION AND POLICY - (FOR Railroad Square

  • ADRE has provided two dumpster containers for tenant use.  They are located in the parking area between buildings 635 and 637. One is for regular trash, excluding electronics, paint, and other hazardous waste. There is also a recycling dumpster for cardboard boxes, paper bags, and other paper products. Please make sure all boxes are cut down to allow maximum use of the dumpster. 

  • Construction dumpster: on occasion, there will be a very large “roll-off” dumpster onsite. This is for ADRE use only and that of construction contractors working on the property. AT NO TIME may tenants use that dumpster without express permission from management. 

  • Identifiable trash found deposited in the incorrect dumpster may result in that tenant being fined.
